Salinas Ecuador is a short two hour drive from the largest city in Ecuador, Guayaquil. With a population of around forty thousand and some of the finest beaches in Ecuador, Salinas Ecuador real estate is thriving.

Surprisingly enough, Salinas Ecuador has several real estate companies in town including Coldwell Banker.

In Salinas Ecuador you will find beach front condos ranging in price from $60,000 to $300,000 depending upon your taste, size, location and amenities required.

Salinas Ecuador basically has two beaches which are separated by the Yacht Club. There is the main beach where all the action is. On this main beach you will find many restaurants, convenience stores, bars, discos, hotels, ice cream shops condos and noise.

The second beach in Salinas Ecuador is called Chipipe. This particular beach is much longer, wider and quieter. Here, you will not find convenience stores, bars or hotels. In this area you will only find a couple of small restaurants and ten or fifteen condos on the malecon.

On the Chipipe beach, real estate is at a premium price and for good reason. While the Chipipe Beach is not a private beach it is a secluded beach. In this area an average sized condo will cost between $120,000 and $300,000. The buildings in the Chipipe area are also maintained to a higher level than the condos on the main malecon.

Generally, in the Chipipe area, the size of each apartment will vary from fifteen hundred to three thousand square feet. Most apartments in this area have from three to four bedrooms and three to four bathrooms.

Only one small street separates the condos in Chipipe from the long, wide beach and the views are killer. There is significant activity on the bay, especially during weekends and holidays.

The Salinas Ecuador real estate market is slightly different on the main malecon. The apartments in this area are generally smaller and less expensive. Having said that, there are a couple of very expensive apartment building in this area.

Generally, an apartment on the main malecon, will cost from $60,000 to $120,000, however, the new expensive apartment buildings will cost from $150,000 to $400,000. In this area it is possible to find a few two bedroom condos with two bathrooms.

There are many great views to be had with the condos on the main malecon, in Salinas Ecuador, but the views are generally not as spectacular as the ones you will find in Chipipe. During weekends and holidays the noise level on the main malecon is also greater due to the bars, discos and parties that seem to continue nonstop.

While the real estate market in Salinas Ecuador is brisk you should know that paying the asking price is a no-no in this country. Normally, a person will be able to purchase a condo for eight to ten thousand dollars below the asking price. The key phrase, in Salinas Ecuador, is to negotiate, negotiate and negotiate!

It is difficult to find a house on either malecon. Most houses can be found a block from the beach. If the beach front view is not a factor for you any property a block away will carry a lower price. Most houses include a one to two car garage.

The prices, in the Salinas Ecuador real estate market, are very reasonable for beach front property and there are normally twenty or so available at any given time.
